Agreement to Terms
These Terms of Service ("Terms") constitute a legal agreement between you and Propero (ABN 61 296 959 955) ("Propero", "we", "us", or "our") governing your use of the Propero mobile application ("App").
Important: This agreement is between you and Propero only, and not with Apple Inc. ("Apple"). Propero, not Apple, is solely responsible for the App and its content.
By downloading, installing, or using the App, you agree to be bound by these Terms. If you do not agree, do not use the App.

Description of Service
Propero is an AI property management application for landlords, agencies, and tenants in Australia. The App provides tools for:
- Rent tracking and payment reminders
- Tenant and lease management
- Maintenance request handling
- Condition report creation
- Document generation
- AI-assisted property management guidance
Propero is a software tool to help you manage your properties. We are not a licensed real estate agent or property manager and do not act on your behalf in dealings with tenants.

The App is not a substitute for professional advice. While Propero provides guidance based on Australian residential tenancy legislation, this information does not constitute legal, financial, taxation, or professional advice. For specific situations, consult qualified professionals such as solicitors, accountants, or licensed property managers.
AI-generated content may contain errors. AI-generated responses may contain errors or outdated information. You should independently verify any guidance provided by the AI assistant before relying on it for legal compliance or important decisions.
Tenancy laws vary by state and territory and are subject to change. We make reasonable efforts to keep information current but do not guarantee its accuracy or completeness. Always verify legal requirements with your state or territory's tenancy authority.
Licence Grant
Subject to your compliance with these Terms, Propero grants you a limited, non-exclusive, non-transferable, revocable licence to download, install, and use the App on Apple-branded devices that you own or control, for your personal, non-commercial property management purposes, as permitted by the Apple Media Services Terms and Conditions.
You may not:
- Copy, modify, or create derivative works of the App
- Reverse-engineer, disassemble, or attempt to derive the source code
- Rent, lease, lend, sell, sublicense, or transfer the App to third parties
- Remove, alter, or obscure any proprietary notices
- Use the App for any unlawful purpose
- Use automated systems to access the App
- Attempt to gain unauthorised access to our systems or other users' data
Your Account
You are responsible for:
- Providing accurate and complete registration information
- Maintaining the confidentiality of your login credentials
- All activities that occur under your account
- Notifying us immediately of any unauthorised access
If you provide information about other individuals (such as tenants), you represent that you have obtained their consent and have authority to do so.
Your Content
You retain ownership of content you upload to the App, including photographs, documents, and other materials ("Your Content"). By using the App, you grant Propero a non-exclusive, royalty-free licence to store, process, and display Your Content solely for the purpose of providing the service to you.
You represent that:
- You own or have the necessary rights to Your Content
- Your Content does not infringe any third party's intellectual property or privacy rights
- Your Content complies with all applicable laws
Subscriptions and Payments
Subscription Plans
Access to Propero requires a paid subscription. Current pricing is available in the App and on our website.
Billing
Subscriptions are billed through Apple's App Store. Payment is charged to your Apple ID account. Subscriptions automatically renew unless cancelled at least 24 hours before the end of the current period.
Managing Subscriptions
You can manage or cancel your subscription through your Apple ID account settings.
Refunds
Refund requests for App Store purchases are handled by Apple in accordance with Apple's refund policies and your rights under Australian Consumer Law. To request a refund, visit reportaproblem.apple.com or contact Apple Support.
Australian Consumer Law
Nothing in these Terms excludes, restricts, or modifies any consumer guarantee, right, or remedy conferred by the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010) or any other applicable consumer protection legislation that cannot be excluded, restricted, or modified by agreement.
Under the Australian Consumer Law, you are entitled to a replacement or refund for a major failure and compensation for any other reasonably foreseeable loss or damage. You are also entitled to have services remedied if they fail to be of acceptable quality and the failure does not amount to a major failure.
Warranty Disclaimer
To the maximum extent permitted by law (and subject to Australian Consumer Law):
- The App is provided "as is" and "as available" without warranties of any kind
- We do not warrant that the App will be uninterrupted, error-free, or free of harmful components
- We do not warrant the accuracy, reliability, or completeness of any content or information provided through the App
Propero, not Apple, is solely responsible for any product warranties, whether express or implied by law, to the extent not effectively disclaimed. Apple has no warranty obligation whatsoever with respect to the App.
Limitation of Liability
To the maximum extent permitted by law (and subject to Australian Consumer Law):
- Our total liability to you for any claims arising from or related to these Terms or the App is limited to the amount you paid for the App in the 12 months preceding the claim
- We are not liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill
- We are not liable for any decisions or actions you take based on information provided through the App
You acknowledge that Apple has no obligation to furnish any maintenance or support services with respect to the App.
Product Claims
Propero, not Apple, is responsible for addressing any claims you or any third party may have relating to the App, including:
- Product liability claims
- Claims that the App fails to conform to any applicable legal or regulatory requirement
- Claims arising under consumer protection, privacy, or similar legislation
Intellectual Property
The App, including its design, features, content, and underlying technology, is owned by Propero and protected by intellectual property laws. All rights not expressly granted in these Terms are reserved.
In the event of any third-party claim that the App or your possession and use of the App infringes that third party's intellectual property rights, Propero, not Apple, will be solely responsible for the investigation, defence, settlement, and discharge of any such claim.
Third-Party Services and Terms
The App may integrate with or link to third-party services. Your use of such services is subject to their respective terms and conditions. We are not responsible for third-party services.
By using the App, you agree to comply with any applicable third-party terms, including:
- Apple Media Services Terms and Conditions
- Your mobile carrier's terms of service
Termination
You may stop using the App at any time by cancelling your subscription and deleting the App from your devices.
We may suspend or terminate your access to the App if you:
- Violate these Terms
- Engage in fraudulent, abusive, or illegal activity
- Fail to pay subscription fees
Upon termination, your licence to use the App ceases immediately. Provisions that by their nature should survive termination will survive, including warranty disclaimers, limitations of liability, and dispute resolution.
Changes to Terms
We may modify these Terms from time to time. We will notify you of material changes by posting the updated Terms in the App and updating the "Last Updated" date. Your continued use of the App after changes take effect constitutes acceptance of the revised Terms.
Governing Law and Disputes
These Terms are governed by the laws of New South Wales, Australia. Any disputes arising from or relating to these Terms or the App will be subject to the exclusive jurisdiction of the courts of New South Wales, Australia.
Export Compliance
You represent and warrant that:
- You are not located in a country subject to a U.S. Government embargo or designated as a "terrorist supporting" country
- You are not listed on any U.S. Government list of prohibited or restricted parties
Apple as Third-Party Beneficiary
You acknowledge and agree that Apple, and Apple's subsidiaries, are third-party beneficiaries of these Terms. Upon your acceptance of these Terms, Apple will have the right (and will be deemed to have accepted the right) to enforce these Terms against you as a third-party beneficiary.
Severability
If any provision of these Terms is found to be invalid or unenforceable, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will continue in full force and effect.
Entire Agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Propero regarding your use of the App and supersede any prior agreements.
