There’s one job that still sends every landlord back to an agency, and it isn’t the hard one. Advertising. The big rental portals don’t take listings from private landlords, so getting a property onto realestate.com.au or Domain has always meant an agency lodging it for you, on their terms. From this update, Propero does it from your phone.
Why the portals matter
Tenants don’t hunt for rentals, they scroll two or three apps, and if your property isn’t on them it doesn’t exist. A sign on the lawn and a community group post are a lottery by comparison. The portals are the market, which is exactly why access to them was worth gatekeeping.
What Propero does
From your property’s page, Propero builds the listing out of what it already knows: the address, the details, your photos. You can choose to enhance your existing photos, the copy gets drafted, and you edit whatever you like before anything goes live. Then the listing goes live on realestate.com.au, Domain and rent.com.au. If you want a signboard out the front, that’s there too.
When it unlocks, and why
You’ll notice advertising isn’t always available in the app, and that’s deliberate. In several states, ending a tenancy on certain grounds legally bars you from re-letting the property for months afterwards. Propero tracks that, so advertising unlocks when your property is genuinely available: it’s vacant, you’re looking for a tenant, the lease is inside its last 30 days, or an end of tenancy has been recorded. It locks again the moment a new lease is signed. An app that let you accidentally break tenancy law wouldn’t be much of a landlord tool.
What it costs
A one-off $199.95 per campaign, all in. If you want a signboard out the front of the property, that’s a $300 option on top. Not a percentage of the rent, not a bump to your subscription, and nothing that renews. Priced like the job it is.
Advertising was the last structural reason to hand your property to an agency. Next time a tenancy ends, open the property’s page and look at what’s sitting there waiting.
