Updating Propero: October 2026

This is the biggest update since we started writing these letters. Most of it comes back to one idea: Propero taking on more of the work, and checking with you before anything changes.

Try Pro free for 14 days

The yearly plan of Propero Pro now starts with 14 days free: Propero Mail, condition reports, more properties and more Chat. Two days before the trial ends, Propero sends a reminder with the plan and the date, so nothing renews without you knowing. If you decide Pro isn’t for you, your first property stays free, as it always has. Any others wait on hold, with nothing deleted, and come back as they were when you pick Pro up again.

A new Propero Chat

Chat looks and feels different. Your past conversations sit in a side sheet, out of the way until you want them. You can keep typing while a reply is still arriving and send it straight away, and Stop really does stop. Under each reply, the steps Propero took, like reading your lease or checking the rent records, are listed in plain words, so you can see how it got its answer. Longer answers arrive with headings and lists, so they’re easy to read on a phone. And a message can carry one photo or one PDF, so the invoice or the lease can come with the question.

Chat can do the work

Propero Chat doesn’t just tell you what to do any more. Ask it to record a rent payment, file an expense or reverse a payment recorded against the wrong week, and it sets out exactly what will change. Nothing happens until you tap Confirm, and the reply underneath shows what was done.

Follow-ups, so nothing goes quiet

Ask Propero to remind you about something at a set time, and it will. If a tenant hasn’t answered an email, Propero drafts a friendly follow-up for you to send. And if a conversation with Chat stops halfway, it checks in once, so a half-finished job doesn’t slip.

Propero Mail files the paperwork

Forward an invoice from your own email address to your property’s Propero Mail address, and Propero reads the attached PDF and files it as an expense, with the invoice kept as its receipt. An invoice that arrives inside a tenant’s email is different: Propero sets it out and waits for you to confirm. When a tenant writes about something urgent, like a gas smell, Propero offers to log the maintenance request alongside its safety advice. And when you reply to one of Propero’s emails, it carries on from where the conversation left off.

Your rent, every Monday

If you have a lease running, a short email now arrives every Monday at 9am. It opens with the headline, like “All paid up. Next rent is due Thursday 22 October.”, or what’s overdue if something is. Then each property’s week: what came in, what’s due, and anything coming up on the lease. When something needs you, it ends with the one next step. On Pro, you can reply to it and the email goes to your property’s Propero Mail address, where Propero answers.

Leases, in good time

You can now renew a lease straight from the property. Set the new term and the rent, and Propero builds the new rent schedule from the day it starts. A card on the property tells you when a lease is ending soon, so the decision comes to you early. And when a fixed term ends with nothing decided, the lease carries on as periodic at the same rent, as it always has. Now Propero tells you when it happens, with a notification and an email.

Faster, and the small things

Propero now opens straight to your properties, and changes show the moment you make them. You can read your ledger and tax summary in the app before you share them, and an empty property can be deleted from Home. Propero asks to send notifications when there’s a reason to, rather than when you sign up, and if you’d rather not have them, rent and lease reminders come by email instead. There’s a fix for the newest iPhones, and the usual run of smaller fixes throughout.

A new propero.app

The website has changed too. It’s rebuilt from the ground up to show what Propero does in your state, with a savings calculator, clear pricing and this blog. The help centre at docs.propero.app stays where it is.

What we’re working on

Next for Propero Mail: saved contacts. Tell Chat to email your accountant the tax summary and it will remember who that is and send it from your property’s address.
