Why your first property costs nothing

This isn't the same story you've heard a million times before. Free to start, and then we charge you once your data's in and leaving is a hassle. So let me be specific about what free means here, and why we chose it.

Around 70% of Australian housing investors own exactly one property. Not a portfolio, one property, usually alongside a job and a mortgage of their own. That's not a niche Propero tolerates while it waits for bigger fish, it's most of the market, and it's who the app was built for. For that landlord, Propero is free. Not a trial, not a demo with the good parts behind glass. Free.

What free actually includes

With one property you get the app: rent tracking and reminders, the lease and your tenants, maintenance, expenses, the Earnings tab with your ledger and tax summary, and the AI assistant. The things you'd actually use in a normal week of owning a rental, un-gated.

Why give it away

Because of what we're asking for. You're being asked to run your biggest asset through an app from a company you've probably never heard of. No pricing page earns that. No feature table either. The only thing that earns it is the app itself, on your real tenancy, over months. Propero has to prove it's worth money before it asks for any.

What Pro is actually for

Pro exists for the parts that cost us real money or serve bigger landlords: AI condition reports that analyse a walkthrough video of your property, a bigger daily allowance for the assistant, and your second property onwards. It's $24.99 a month, and the full breakdown is on the pricing page.

Subscriptions are Propero's entire business model. There's no cut of your rent, no float earning interest somewhere, no data being sold out the back. If Propero stops being worth the subscription, we don't get paid. That's the pressure we want on ourselves.

The honesty clause

"Mostly free" is the accurate phrase, so here are the edges, plainly. The assistant has a daily message allowance on the free plan. Condition reports are Pro. So is your second property. That's the whole list.

If you never touch those edges, Propero costs you nothing.

What if we change our minds

Fair question, and it's the one you started reading with.

Plans change and we're not going to pretend otherwise. What won't change is your plan. If the free tier ever narrows, anyone already on it keeps what they signed up with. Nobody gets moved onto worse terms because we worked out we could.

That's the version of this promise you can actually hold us to, so it's the one worth making.

The bet

If the free app is good enough, some landlords will grow into Pro: a second property, a condition report before the next tenancy. The ones who never do still make Propero better, more feedback, more edge cases, more word of mouth. We're fine with that trade.

The alternative was charging you before proving anything, and that's the story you've already heard a million times.
